There are a lot of moving parts to home building and our team of well-rounded professionals helps you navigate them well. When we refer to balance, we’re talking about finding the right fit that’s unique to you.

Our Process

Building can be a very detailed, expensive venture that inherently has the feeling of an emotional roller coaster at times. We change the norm up by approaching a project with our clients as members of our team and offer an experience that’s positive, professional and transparent.

Step #1: Plan Development & Selections

Whether you are working with an architect on a custom design or looking to build one of our Pioneer Series designs, Black Label can bring an important perspective to the design and selection process. By evaluating the plans throughout the pre-construction process we can provide guidance and ideas to ensure your home is built with your budget in mind.

Step #2: Estimating & Review

Once there is a clear project plan, our in-house estimators work through digital take-offs and reach out to subcontractors to pull together a comprehensive and accurate price for your project. A formal review with the homeowner takes place to breakdown and discuss the initial estimate. Cost comparisons are done when selected design features or finish materials have a drastic impact on the project cost. A building contract is agreed upon and signed once the estimate is approved.

Step #3: Permits & Scheduling

Once the construction documents are finalized, Black Label submits all required paperwork to the city/county in order to secure the necessary permits and approvals. The permitting timeline can vary by location and municipality so this time is step is also when subcontractors and lined-up, materials are sourced and the building schedule is established.

Step #4: Construction

Total construction duration is unique to each project and is overseen by our team of Project Managers and Superintendents. Throughout construction, homeowners have access to their own BuilderTrend project site where they can view daily logs and up-to-date schedules, see progress photos including 360 degree panoramas, and make adjustments to their finish selections in real-time. Homeowner check-ins happen as often as necessary, usually every 1-2 weeks.

Step #5: Turnover & Warranty

The construction process concludes with a final quality control walk-through and certificate of occupancy inspection that guarantees your new home is move-in ready. A new home can be both exciting and overwhelming which is why Black Label does an on-site homeowner orientation where we walk you through all of your new home’s features and answer any questions you may have. We offer a substantial warranty period to give you the piece of mind that someone is available to help should any issues arise.

Project Manager

Responsibilities:

  • Primary contact for our clients
  • Guide design development and budgeting
  • Facilitate and build project estimates
  • Oversight of subcontractor and vendor purchase orders
  • Oversight and management of field staff
  • Responsible for project budget
  • Monthly approval of job cost billing
  • Compile all project information for field staff
  • Monthly owner invoicing

Requirements:

  • Bachelor’s Degree or equivalent experience in the home building industry
  • Aptitude and experience in finance or accounting
  • Professional communication skills
  • Highly proficient with technology

Superintendent

Responsibilities:

  • Wholly responsible for supervising and facilitating the construction of our homes
  • Quality control for the work performed on our homes will be entirely your responsibility
  • Scheduling all subcontractors and vendors through our web based software
  • Hands on labor will be required from time to time for site cleanup, site security, preparation for vendors and final punch out
  • Facilitation and completion of home owner warranty items

Requirements:

  • Bachelor’s Degree or equivalent experience in the home building industry
  • Professional communication skills
  • Highly proficient with technology as we use it regularly in our operations

Compensation:

  • Salaried position with opportunity for advancement
  • Paid time off for holidays and vacation

Assistant Superintendent

Responsibilities:

  • Primary responsibility is to provide support to the superintendent in charge
  • Daily logs, job site security, cleanup
  • Construction progress photos
  • Setup, take down and maintenance of temporary heating equipment
  • Snow removal, equipment maintenance

Requirements:

  • 1-3 years experience in the home building industry
  • Ability to work long hours
  • Clean driving record
  • Ability to lift heavy construction materials
  • Aptitude with power tools
  • Possess quality craft skills in construction
  • Highly proficient with technology as we use it regularly in our operations

Compensation:

  • Salaried position with opportunity for advancement

Assistant Project Manager

Responsibilities:

  • Processing subcontractor and vendor purchase orders
  • Job cost entry and budget tracking
  • Monthly approval of job cost billing
  • Transmittal of project information to field staff
  • Assist with project bidding and estimating
  • Quantity takeoffs
  • Owner changes

Requirements:

  • Bachelor’s Degree or equivalent experience in the home building industry
